San Clemente is about thirty-two minutes south on the 5, at the far southern end of Orange County. It was founded in the 1920s as a planned Spanish Colonial Revival village, and the original architectural covenants left a real legacy — the older parts of town are full of 1920s and 1930s Spanish-style homes with clay tile roofs, plaster walls and original tile work.

Historic Spanish Construction and Coastal Hillsides
The 1920s and 1930s homes have plaster over lath rather than drywall, original decorative tile, and clay tile roofs. Plaster dries slowly and needs desiccant or low-grain dehumidification; original decorative tile is frequently irreplaceable; and clay tile roofs, like Irvine's concrete tile, rely on an underlayment that has a much shorter life than the tile itself.
Coastal humidity makes all of that harder. Marine-layer mornings mean outdoor air is often wetter than the target indoor condition, so drying has to be a closed system.
The hillside development is the other half. Homes on graded pads across the coastal slopes have subdrains, terrace drains and area drains, and blocked ones push water laterally into the base of uphill walls.
Salt air corrodes exposed plumbing components throughout the city, and the 1960s and 1970s tracts carry fifty-plus-year-old copper under slab.

Can original plaster and tile be saved after water damage?
Usually yes, and it should be the goal. Plaster dries with desiccant or low-grain dehumidification over five to eight days. Original decorative tile can often be preserved entirely by accessing the wall cavity from an adjacent space rather than through the tile face. These materials cannot be authentically replaced, so the extra days are worth taking.
My clay tile roof looks fine but I have a leak. How?
The tile is a shedding layer, not the waterproofing — the underlayment beneath it is, and it has a much shorter service life than the tile. On older San Clemente roofs that underlayment is frequently at or past end of life while the tile still looks perfect from the street. Water gets past a cracked tile, hits failed underlayment, and travels along framing.

The tile is not the waterproofing — the underlayment beneath it is, and it has a far shorter life. Clay tile can last a century while the felt under it reaches end of life in twenty to thirty years, especially with coastal sun and salt exposure. So the roof looks flawless from the street while water passes through the failed underlayment and tracks along the sheathing to a ceiling stain some distance from the actual entry point. The tile gets lifted, the underlayment replaced, the tile relaid.
