The service names describe the cause. The work follows the same sequence every time, and knowing which phase you are in tells you what should be happening and what it should cost.
1. Mitigation — stop it getting worse
Extraction, containment where the category requires it, and equipment set the same visit. This phase is priced per affected square foot and it is the phase where speed changes the outcome.
2. Drying — get materials to standard
Air movers break the boundary layer, dehumidifiers capture what surfaces release, and readings at marked points decide when equipment comes off. Typically three to five days, longer for plaster, concrete and hardwood.
3. Remediation — where contamination is involved
Category 3 water and established mold growth add containment under negative air, HEPA filtration, removal of porous materials and antimicrobial treatment before drying finishes.
4. Rebuild — put it back
Drywall, texture, paint, base, flooring and cabinetry. A separate line item at a different order of magnitude, and the reason we hold both scopes: no gap between two companies for an adjuster to argue about.

What is the difference between water damage restoration and mold remediation?

Remediation deals with growth that has already established, which adds containment under negative air, HEPA filtration, removal of porous materials and antimicrobial treatment. Water caught early usually needs restoration only; the same water found weeks later frequently needs both.
Are commercial jobs handled differently from residential?
The drying science is identical. Everything around it differs: work happens outside trading hours, zoning and containment keep part of the space operating, documentation has to support a business interruption claim, and there is frequently a landlord and tenant split to establish.
