Anaheim is Orange County's largest city and its most varied. From our base it is roughly thirty minutes north on the 55 to the 5, or up the 57 if you are headed for the hills.
There is no single Anaheim housing profile. The Anaheim Colony historic district near downtown holds Victorians and Craftsman homes from the 1880s through the 1920s. West and central Anaheim is dense post-war tract housing from the 1950s and 1960s. Anaheim Hills, east of the 55, is 1970s through 2000s hillside development on canyon terrain. And the resort district is one of the largest concentrations of hotel rooms in the western United States.
Each of those produces a different kind of call.
We reach Anaheim via north on the 55 to the 5, or the 57 for east Anaheim.

Four Cities in One
The Colony's pre-war homes carry the oldest infrastructure in our service area — original galvanized supply lines that corrode from the inside, cast iron drains that crack at the joints, and clay sewer laterals under some of the most mature street trees in the county. Root intrusion is chronic there.
West and central Anaheim's post-war tracts are 1950s and 1960s slab construction with copper that is now sixty-plus years old, in a part of the county with a notable share of rental and multi-family housing. That combination means a lot of losses discovered by tenants and reported through property managers.
Anaheim Hills sits on canyon terrain with graded pads, retaining walls and slope drainage — the same failure pattern as Laguna Hills and Mission Viejo, plus genuine wildfire-interface exposure that occasionally brings us fire and smoke work.
The resort district is commercial hospitality: hotels, restaurants and entertainment venues where a water loss is a revenue event measured in room-nights, and where the work has to be invisible to guests.
Colony district galvanized and clay
Pre-war supply and sewer infrastructure. Internal corrosion and chronic root intrusion under mature street trees.
Post-war tract copper at 60+ years
West and central Anaheim. Well past the typical failure window, with high rental density slowing discovery.
Hospitality losses in the resort district
Hotels and restaurants where downtime is measured in room-nights and the work must not be visible to guests.

Working in Anaheim
Hospitality work runs on a different clock. A hotel needs affected rooms back in inventory as fast as physically possible, and the drying has to happen without equipment noise reaching occupied rooms or corridors. We zone floors, run containment, work overnight where possible, and sequence by revenue impact.
In the Colony, the constraints are historic-materials constraints: lath and plaster instead of drywall, original hardwood, wood windows, and in some cases design review for exterior work. Plaster dries slowly and needs low-grain dehumidification, but it is worth saving on a house of that age.

From a job in Anaheim
A riser break on a hotel's fourth floor
A domestic water riser failed on a fourth floor near the resort district and migrated down through three floors before it was isolated. Fourteen rooms affected. We ran containment on each floor, worked nights so corridors stayed clear during check-in and check-out, and returned rooms to inventory in staged batches rather than all at the end. The property lost far fewer room-nights than the damage suggested it would.

Why Anaheim property owners call us
Not a list of badges. These are the things that actually change the outcome on a job in this particular area.
Hospitality work runs on room-nights, not square feet
We zone floors, contain, work overnight and return rooms to inventory in staged batches rather than holding them all until the end. On an eleven-room loss that scheduling choice saved a property more than the restoration cost.
Four different Anaheims, four different approaches
Colony district pre-war galvanized and clay laterals, post-war tract copper at sixty years, Anaheim Hills canyon drainage, and the resort district. We diagnose by area rather than by checklist.
Plaster in the Colony gets dried, not demolished
On a house from the 1880s to the 1920s, original lath and plaster is worth the extra days that desiccant drying takes. Removing it is irreversible.
Honest about the drive
Roughly thirty minutes north on the 55 to the 5, or the 57 for the hills. We will give you a real arrival window rather than quoting the Irvine number.

Local Questions
Anaheim water damage FAQs
Questions we get specifically from this area. For anything else, call (201) 277-9344.
How long does it take you to reach Anaheim?
Roughly thirty minutes from our south Irvine base — north on the 55 to the 5, or up the 57 for Anaheim Hills. That is outside our 60-minute Irvine commitment window in the sense that it is a longer drive, but it is well within an hour and we run Anaheim calls regularly.
Do you handle hotel and commercial water damage in the resort district?
Yes, and it is a substantial part of our Anaheim work. Hospitality drying has to happen without equipment noise reaching occupied rooms, so we zone floors, run containment, work overnight where possible and return rooms to inventory in staged batches rather than holding them all until the end.
My Anaheim Colony home has original plumbing. What should I expect?
Galvanized supply lines that corrode internally until they perforate, cast iron drains that crack at joints, and clay sewer laterals that mature street trees find. If you are getting recurring pinhole leaks or your pressure has declined over the years, a repipe is usually the better decision than continued spot repairs — each leak brings drying and plaster repair costs on top of the plumbing.
Can you restore a hotel floor in Anaheim without closing the whole property?
Yes, and that is how we prefer to do it. We zone by floor with containment so equipment noise stays out of occupied rooms, work overnight where possible so corridors are clear during check-in and check-out, and return rooms to inventory in batches as each one clears rather than holding the whole block until the last one is dry.

What customers say
Read verified customer reviews on our Google Business Profile.
“Our water heater went at 4 a.m. and the garage was under an inch of water. A real person answered, told me exactly which valve to close, and a crew was here before 5. They stopped it reaching the hallway.”
Water Heater Leak Cleanup
“We had a warm patch on the kitchen floor for weeks and assumed it was nothing. They found the slab leak in about twenty minutes without opening a single tile, and the report went straight to our adjuster.”
Slab Leak Detection
“Another company told us the whole plaster ceiling had to come out. These guys dried it in place over six days and the room looks exactly like it did. On a 1912 house that matters.”
