Extraction is the part of a water loss where speed converts directly into money. Every gallon we pull out with a vacuum is a gallon that does not have to be evaporated out of your drywall over the next three days, and every hour of standing water pushes a Category 1 loss closer to Category 2.
The mistake we see most often on Irvine jobs is the homeowner who spent four hours with a shop vac before calling. A rental shop vac moves a few gallons a minute and it only takes water off the surface. It does not touch what has already gone under the tile, into the carpet pad, or up the drywall behind the baseboard — and that is where the expensive damage lives.
We arrive with truck-mounted extraction, portable extractors for upstairs and tight spaces, and submersible pumps for anything deep enough to need pumping rather than vacuuming.

Know the Signs
When You Need Professional Extraction, Not a Mop
Some spills genuinely are a towel job. These are the ones that are not, and calling on any of them is the cheaper decision.
Water crossed more than one room
Once it has passed a doorway it has almost certainly reached a wall cavity. Surface drying will leave the cavity wet and you will smell it in a week.
Carpet is wet anywhere
Carpet pad holds many times its own weight in water and releases it slowly. Extraction has to be done through the carpet with a weighted head, or the pad comes out.
The water ran for more than a few minutes
A supply line at typical household pressure delivers roughly four to eight gallons a minute. Twenty unattended minutes is well over a hundred gallons.
There is standing water on a second floor
It is already moving through the floor assembly into the ceiling below. Weight plus wet gypsum is how ceilings come down.
Water reached cabinetry or built-ins
MDF and particleboard toe-kicks wick fast and swell permanently. Cabinet bases need to be extracted from underneath, not wiped.
It is gray or black water
Washing machine discharge, dishwasher overflow or any sewage involvement is not a DIY extraction under any circumstances.
Our Process
How We Extract Water From an Irvine Property
Extraction is not one machine. It is a sequence, and doing it in the right order is what determines how much material survives.
- 1
On arrival
Safety and source control
Power to affected circuits gets shut down before anyone steps into standing water. If the source is still running and the shut-off has not been found, finding it is the first job.
- 2
Minutes 5–20
Map the wet footprint
Moisture meters and a thermal camera define where the water actually went. We mark the boundary on the floor. Extracting only the visible area is the most common way a job gets redone.
- 3
Minutes 20 onward
Bulk removal
Submersible pumps handle anything more than a couple of inches deep. Below that, truck-mounted vacuum with a heavy extraction head does the work — hundreds of gallons an hour, straight to the truck's holding tank.
- 4
Same visit
Deep extraction through carpet and pad
Weighted extraction heads compress the carpet and pull water out of the pad underneath. Where the pad is saturated or the water was not clean, the pad comes out and the carpet is floated and dried from beneath.
- 5
Same visit
Controlled demolition where it is warranted
Small, clean inspection cuts and base removal let trapped water out of wall cavities and give air movers a path. We cut the minimum that lets the assembly dry, and we document every cut for your adjuster.
- 6
Immediately after
Handoff to drying
Air movers and dehumidifiers go in the same visit. Extraction and drying are not separate appointments — the gap between them is where mold gets its window.
On the Job
Water Extraction in action
What this work actually looks like in an Irvine property.

Why Truck-Mounted Extraction Beats Anything You Can Rent
A consumer wet/dry vacuum is built around a small motor and a five-gallon drum you have to carry to a drain. A truck-mounted unit runs off its own engine, holds its waste in a tank on the vehicle, and produces both far more airflow and far more lift at the extraction head. That combination is what pulls water out of a carpet pad instead of just off the carpet face.
The practical difference on an Irvine job: a 400-square-foot bedroom that would take most of a day with a rental — and would still leave the pad saturated — is bulk-extracted in well under an hour, with enough water removed that the drying phase runs days shorter.
Shorter drying is not just convenience. Fewer equipment days is a smaller invoice, and less time wet is a lower chance of mold, warped hardwood and swollen cabinet boxes.

Where the Water Hides in a Slab-on-Grade Home
Almost every home in Irvine sits on a concrete slab. That is good news in one way — there is no basement or crawl space for water to pool in — and bad news in another, because water on a slab has nowhere to go but sideways and up.
It runs along the top of the slab under the flooring, so the wet area under your tile or laminate is routinely larger than the wet area you can see. It wicks up the bottom of the drywall by capillary action, often twelve to sixteen inches before it slows. It gets into the sill plate and the bottom of the studs. And in a home with a raised entry, sunken living room or step-down, it collects in whichever assembly is lowest.
This is why we map first and cut second. On a typical Irvine tract home the visible puddle is the smallest part of the problem.
What You Get
What water extraction includes
No vague scopes. This is what is actually on the invoice and what you receive at the end of the job.
Safety and source control on arrival
Power to affected circuits shut down before anyone steps into standing water, and help finding the shut-off if it has not been located yet.
Moisture mapping before extraction starts
The wet boundary marked on the floor with tape. Extracting only the visible area is the single most common reason a job has to be redone.
Submersible pumping and truck-mounted vacuum
Pumps for anything more than a couple of inches deep, then truck-mount at hundreds of gallons an hour straight to the vehicle's holding tank.
Deep extraction through carpet and pad
Weighted heads that compress the assembly and pull water out of the pad underneath, not just off the carpet face. Where the pad cannot be saved it comes out and the carpet is floated and dried from beneath.
Controlled cavity access where the meter says so
Baseboard removal and small inspection cuts low on the wall, photographed and documented before they are made, cut to the minimum that lets the assembly dry.
Drying equipment placed the same visit
Air movers and dehumidifiers go in before we leave. The gap between extraction and drying is where mould gets its window.
Why Water Damage Irvine
Why Irvine calls us for water extraction
Plenty of companies list this service. These are the things that actually change the outcome on this particular kind of job.
Truck-mounted, not rented
A consumer wet vac has a small motor and a five-gallon drum you carry to a drain. A truck-mount runs off its own engine with far more airflow and lift at the head, which is what pulls water out of a pad rather than off a carpet.
We map the boundary with you standing there
You see the tape line go down. It is the same boundary the invoice is scoped from, so there is nothing to argue about later.
Portables for the places a truck cannot reach
Second-floor units, gated communities with long hose runs, Laguna canyon homes up forty stairs. We ask about access on the first call and load accordingly.
Fast enough to keep your materials
Same-hour extraction on clean water usually keeps carpet, pad and drywall in place. The same loss twelve hours later routinely means the pad is disposed of and the bottom two feet of wall comes out.
Honest Pricing
What Drives the Cost of Water Extraction
Extraction is billed as part of mitigation, generally within the $3.00 to $7.50 per affected square foot range that covers extraction and drying together. Extraction alone is the smaller share of that — the equipment days on the drying side usually carry more weight.
The variable you control is how fast you call. A same-hour extraction on a clean-water loss keeps carpet, pad and drywall in place. The same loss twelve hours later frequently means the pad is disposed of and the bottom two feet of drywall is removed, which moves the job from mitigation into rebuild.
Volume and depth
Pumping deep standing water is a different operation from vacuuming a damp floor, and it takes longer.
Wet footprint, not visible footprint
You are billed on what the moisture meter maps, which is why an honest tech will always walk the boundary with you.
Flooring type
Tile over slab extracts quickly. Carpet with pad requires deep extraction passes. Glued-down engineered wood often cannot be saved at all.
Water category
Gray or black water means porous materials are removed rather than extracted and dried, plus PPE and disposal.
Access
Second-floor units, long hose runs from the street, and HOA restrictions on where a truck can stage all add labor time.
After-hours dispatch
We run 24/7 and we do not surprise you with it — any after-hours rate is stated when you call, not added at the end.
A note on estimates: If your loss is small and genuinely surface-level, we will tell you that on the phone and tell you how to handle it yourself. We would rather give you five minutes of honest advice than sell you an unnecessary truck roll.

Questions
Water Extraction — Frequently Asked
How long does water extraction take?
Bulk extraction for a typical single-room residential loss usually takes one to three hours on site, including mapping and setup. Larger multi-room losses and commercial floors can run most of a day. Drying equipment goes in the same visit, so extraction and the start of drying are one appointment, not two.
Can I just rent an extractor and do it myself?
You can remove surface water that way, and for a small clean-water spill caught immediately that may be enough. What rental equipment will not do is pull water out of a carpet pad or out of a wall cavity, and that is where the damage that costs real money happens. If the water crossed a doorway or touched carpet, get it professionally extracted.
Will you have to cut my walls?
Sometimes, and only where the moisture meter says the cavity is wet. We start with base removal and small inspection cuts low on the wall so air can move through the cavity, which is often enough. Every cut is photographed and documented for your insurance claim before it is made.
Do you remove the carpet or can it be saved?
Clean-water losses caught early: usually the carpet and often the pad are both saved with deep extraction and floating. Gray water: the pad comes out, the carpet is typically cleanable. Black water: both are removed and disposed of. We make that call with a meter and the IICRC S500 standard, not by guessing.
Do you charge extra for after-hours extraction?
There is an after-hours dispatch component and we state it on the phone before a truck rolls, not on the invoice afterwards. It is almost always smaller than the cost of waiting until morning, because water sitting overnight is what moves a loss from drying materials to replacing them.

What customers say
Read verified customer reviews on our Google Business Profile.
“Our water heater went at 4 a.m. and the garage was under an inch of water. A real person answered, told me exactly which valve to close, and a crew was here before 5. They stopped it reaching the hallway.”
Water Heater Leak Cleanup
“We had a warm patch on the kitchen floor for weeks and assumed it was nothing. They found the slab leak in about twenty minutes without opening a single tile, and the report went straight to our adjuster.”
Slab Leak Detection
“Another company told us the whole plaster ceiling had to come out. These guys dried it in place over six days and the room looks exactly like it did. On a 1912 house that matters.”
