A ceiling stain is a message from somewhere else in the building. Water almost never enters directly above where it appears — it enters at a roof penetration, a second-floor shower pan, an HVAC condensate line or a supply fitting, then runs along a joist or the top of a drywall sheet until it finds a low point or a seam and drips there.
That is why painting over the stain fails so reliably. The stain reappears because the source was never touched, and by the time it comes back the assembly above has been damp for months.
A sagging or bulging ceiling is a different level of urgency. Wet gypsum holds significant weight and drywall fastened only at the joists can release all at once. If yours is bowing, get out from under it and call us.

Know the Signs
Reading a Ceiling: What Each Sign Tells You
The appearance of the damage is genuinely diagnostic. Here is how we read it before anyone gets on a ladder.
A brown ring with a defined edge
Water arrived, sat, and evaporated — more than once. The rings are tide marks from repeated cycles, which means an intermittent source: a roof leak in rain, or a shower used a few times a week.
A soft, dark patch with no ring
Active and continuous. Something is still delivering water right now. This is a same-day call.
Sagging or a visible bulge
The cavity is holding standing water and the drywall is carrying it. Do not poke it from directly underneath, do not stand under it, and clear the area below.
Nail pops or seam cracks in a line
Drywall that swelled and shrank through a wet-dry cycle. Evidence of past water damage even where no stain remains.
Peeling paint or bubbling texture
Moisture pushing out through the paint film from behind. The gypsum is wet, not just the surface.
A stain that grows when the AC runs
Almost always an HVAC condensate problem — a clogged drain line or a rusted-through drain pan in an attic air handler.
Discoloration around a can light or vent
Penetrations are the low points where water collects and exits. Also an electrical hazard until the circuit is off.
Our Process
How We Repair Ceiling Water Damage Properly
Source first, drying second, cosmetics last. Reversing that order is why so many ceiling repairs fail.
- 1
Step 1
Make it safe
Power off to any circuit serving fixtures in the affected ceiling. If the ceiling is sagging, we relieve the water in a controlled way from a safe position rather than letting it come down on its own.
- 2
Step 2
Find the actual source
Thermal imaging and moisture mapping from below, plus attic or upper-floor inspection from above. We trace the wet path back to the entry point rather than assuming it is directly above the stain.
- 3
Step 3
Stop the water
Emergency tarping for a roof origin, isolating a fixture for a plumbing origin, clearing a condensate line for an HVAC origin. We coordinate the licensed trade for the permanent repair.
- 4
Step 4
Open and dry the cavity
Saturated insulation is removed — it will not dry in place and it holds water against the framing. We open enough of the ceiling for airflow, then dry the joists, sheathing and remaining drywall to standard with documented daily readings.
- 5
Step 5
Replace and finish
New insulation, new drywall, taped and finished, then texture matched to the existing ceiling. Knockdown, orange peel and the smooth ceilings common in newer Irvine villages each need a different technique to blend.
- 6
Step 6
Prime, seal and paint
A stain-blocking primer over any remaining discoloration, then paint. On a ceiling, we recommend painting corner to corner rather than spot-painting — a patch will read differently under natural light no matter how well it is color-matched.
On the Job
Ceiling Water Damage in action
What this work actually looks like in an Irvine property.

The Four Sources We Find Most Often
In Irvine housing stock, ceiling water damage traces back to one of four origins with striking consistency. Knowing which one you have tells you what the repair actually involves.
The upstairs bathroom
A failed shower pan, deteriorated grout at the pan-to-wall junction, a leaking toilet flange wax ring, or a supply fitting behind the wall. In two-story tract homes this is the single most common source, and it is usually intermittent — it only leaks when the shower runs.
HVAC condensate
Attic air handlers are standard in Irvine two-story homes. They produce gallons of condensate a day in summer, and a clogged line or a rusted-through secondary pan drops all of it into the ceiling below. Peak season is June through October, and the giveaway is a stain that grows on hot days.
Roof and flashing
Cracked or slipped tile, failed valley or chimney flashing, or a deteriorated pipe boot. Seasonal, appears in rain, and the entry point is frequently ten or fifteen feet from where you see the drip.
The unit above you
In condos and attached townhomes, your ceiling is someone else's floor. A water heater, dishwasher, or angle stop in the upstairs unit becomes your ceiling problem, and it becomes an HOA and insurance question about which policy responds.

Matching Texture So the Repair Disappears
The technical work is drying. The work you will actually look at every day is the texture match, and it is the part most homeowners judge a contractor on.
Irvine's housing eras have distinct ceiling finishes. Many 1970s and early 1980s homes in Woodbridge, University Park and Deerfield originally had acoustic 'popcorn' ceilings, though a large share have since been scraped and re-textured — and any remaining original popcorn from that era may contain asbestos and requires testing before disturbance. Homes from the late 1980s through the 2000s typically have knockdown or orange peel texture. Newer villages like Stonegate, Eastwood, Cypress Village and Orchard Hills lean toward smooth or very light textures, which are the least forgiving of a patch.
We spray and knock down to match rather than rolling on a texture product, and we do a sample board first for anything unusual. Where a match on a smooth ceiling would be visible, we will tell you plainly that the honest answer is to finish the full ceiling plane.
What You Get
What ceiling water damage includes
No vague scopes. This is what is actually on the invoice and what you receive at the end of the job.
The circuit killed and the area cleared
Power off to any fixture in the affected ceiling, and if it is sagging we relieve it in a controlled way from a safe position rather than letting it come down on its own.
The actual source traced, not assumed
Thermal imaging and moisture mapping from below plus an attic or upper-floor inspection. Water travels along framing, so the entry point is rarely above the stain.
The source stopped and the trade coordinated
Emergency tarping for a roof origin, isolating a fixture for a plumbing origin, clearing a condensate line for HVAC. We coordinate the licensed repair.
Saturated insulation removed and the cavity dried
Wet insulation will not dry in place and holds water against the joists. Out it comes, then joists, sheathing and remaining drywall are dried to documented standard.
Texture matched, not approximated
Sprayed and knocked down to match knockdown or orange peel. On the smooth ceilings common in newer Irvine villages we will tell you plainly when the honest answer is finishing the full plane.
Stain-blocking primer, then paint corner to corner
A spot patch reads differently under natural light no matter how well it is colour-matched, so on a ceiling we paint the whole plane.
Why Water Damage Irvine
Why Irvine calls us for ceiling water damage
Plenty of companies list this service. These are the things that actually change the outcome on this particular kind of job.
We read the ceiling before we open it
A brown ring with a defined edge is intermittent. A soft dark patch with no ring is active right now. Nail pops in a line are an old wet-dry cycle. Each one points somewhere different.
We know the four sources by heart
Upstairs bathroom, attic HVAC condensate, roof and flashing, or the unit above you. In Irvine's two-storey tract housing it is almost always one of those.
A stain that grows in heat is not a roof leak
It is the air handler. That single distinction saves people the cost of a roof inspection they did not need, and we will tell you before you book one.
Pre-1980 popcorn gets tested, not disturbed
Original acoustic texture from that era must be tested for asbestos before anyone touches it. That is California law, not an upsell, and we will not skip it.
Honest Pricing
What Ceiling Water Damage Repair Costs
A small, contained ceiling repair — one section of drywall, dried, replaced, textured and painted — typically runs in the high three to low four figures. Larger jobs involving multiple rooms, insulation removal, or a full ceiling plane repaint run considerably more.
The variable that moves the number most is what caused it and how long it ran. A one-night roof leak dried within 48 hours is a modest repair. A shower pan that has been leaking for eight months has usually taken the insulation, some framing surface, and often brought mold into scope.
Size of the affected area
Measured by the moisture meter, not by the stain. Wet drywall extends past the visible discoloration.
Insulation involvement
Saturated batt or blown-in insulation is removed and replaced. It is a meaningful material and labor cost.
Texture type
Knockdown and orange peel blend well. Smooth ceilings often require finishing the full plane for an invisible result.
Height and access
Two-story entries, vaulted ceilings and stairwells need scaffolding and add labor.
The source repair
A separate trade cost — roofing, plumbing or HVAC — coordinated by us but priced by that contractor.
Mold, if the leak was long-running
Containment and remediation add scope. Common when a leak ran unnoticed above an unoccupied room.
A note on estimates: If your ceiling has original popcorn texture from before roughly 1980, it must be tested for asbestos before anyone disturbs it. That is a legal requirement in California, not an upsell, and we will not skip it.

Questions
Ceiling Water Damage — Frequently Asked
My ceiling is sagging. Is it going to fall?
It can. Wet drywall holds a lot of water weight and it releases all at once rather than gradually. Clear everything from the area below, keep people and pets out of the room, and do not poke at it from directly underneath. Call us and we will relieve it in a controlled way from a safe position.
Can I just paint over a water stain?
You can hide it temporarily with a stain-blocking primer, and the stain will come back — because the source is still there and the cavity above is still wet. Painting over a stain also traps moisture against the gypsum, which is exactly the condition mold needs. Find the source first.
Why is my ceiling stain nowhere near the bathroom above it?
Water runs along framing and along the top of drywall sheets until it reaches a seam, a fastener or a light fixture penetration, then exits there. On a roof leak the entry point is commonly ten to fifteen feet from the visible drip. That is why we thermal image and trace the path instead of cutting directly above the stain.
Will the texture match?
On knockdown and orange peel, yes — we spray and knock down to match and it blends well. On smooth or very lightly textured ceilings common in newer Irvine villages, a patch can catch the light differently no matter how good the finish is, so we usually recommend finishing the entire ceiling plane. We will tell you which situation you are in before starting.
Can you repair the ceiling if the leak has not been fixed yet?
We can make it safe and dry, but we will not close it up. Rebuilding over an active source traps moisture against new material and you will be looking at the same stain within a season. We relieve the water, dry the cavity, coordinate the roofer or plumber, and only put the ceiling back once the source is verified fixed.

What customers say
Read verified customer reviews on our Google Business Profile.
“Our water heater went at 4 a.m. and the garage was under an inch of water. A real person answered, told me exactly which valve to close, and a crew was here before 5. They stopped it reaching the hallway.”
Water Heater Leak Cleanup
“We had a warm patch on the kitchen floor for weeks and assumed it was nothing. They found the slab leak in about twenty minutes without opening a single tile, and the report went straight to our adjuster.”
Slab Leak Detection
“Another company told us the whole plaster ceiling had to come out. These guys dried it in place over six days and the room looks exactly like it did. On a 1912 house that matters.”
