Mission Viejo is fifteen minutes south of us on the 5. It was one of the first large master-planned communities in the country, developed from the mid-1960s onward by the Mission Viejo Company, and the effect of that on our work is dramatic.

Because the city was built in coordinated phases, its plumbing ages in cohorts. When a run of homes from a particular tract starts producing slab leaks, we tend to see several from the same few streets within a couple of years. It is not coincidence — those houses were built by the same crews with the same materials in the same year.

The 1960s and 1970s tracts around Lake Mission Viejo and the older sections north of La Paz are the ones now at the end of their original copper's service life.

We reach Mission Viejo via south on the 5 to La Paz or Crown Valley.

A City That Ages in Cohorts

The core of Mission Viejo went up between roughly 1966 and 1985. Slab-on-grade, copper supply lines through and under the concrete, and now forty to sixty years of hard Orange County water. Those homes are on the same failure curve as Irvine's Woodbridge and University Park and in many cases further along it.

The city's terrain adds something Irvine's flatter villages do not have. Mission Viejo is built across rolling hills, so a great many homes sit on graded pads with slopes above and below them. That brings slope drainage into the picture: subdrains behind retaining walls, terrace drains on the slopes themselves, and uphill irrigation systems. When a subdrain clogs or a slope irrigation line breaks, water arrives at a wall from behind rather than from above, and the first sign is often efflorescence or damp drywall at the base of a wall on the uphill side.

Lake Mission Viejo and the association structure around it mean a large share of the city is HOA-governed with recreational amenities and shared infrastructure. That matters when a loss involves common area or crosses a unit line.

  • Original copper at 45–60 years

The 1960s–70s tracts are past the typical failure window. Multiple leaks in one home is a repipe conversation, not a spot-repair one.

  • Slope and subdrain failures

Graded pads with slopes above and below. Water enters at the base of an uphill wall rather than from the roof or the slab.

  • HOA-governed common infrastructure

Shared irrigation, common-area plumbing and association-maintained slopes. Determining responsibility takes documentation.

Working in Mission Viejo

We do a lot of second- and third-leak conversations here, and we try to have them honestly. A homeowner on their third slab leak in a 1974 house is not having bad luck. The conditions that caused the first apply to every foot of pipe under that slab, and each subsequent leak brings its own drying and rebuild cost on top of the plumbing. We will say plainly when we think a repipe is the better financial decision, even though we do not do the plumbing.

The HOA side is routine for us — certificates of insurance, approval for equipment in common areas, staging and dumpster locations, and separate scope documentation where a loss crosses between a unit and common area.

From a job in Mission Viejo

Three leaks, one street

Over about eighteen months we ran three separate slab leak jobs on the same street in a 1973 tract north of La Paz — different families, no connection to each other. Same builder, same year, same copper, same water. We now tell homeowners on that block what we found, because knowing your street is in the failure window is worth more than any warning sign we could give them.

Why Mission Viejo

Why Mission Viejo property owners call us

Not a list of badges. These are the things that actually change the outcome on a job in this particular area.

  • We track the failure by build phase, not by city

Homes from one 1970s tract fail on roughly the same curve because the same crews used the same copper in the same year. We have run three slab leaks on one street north of La Paz and told the neighbours why.

  • A meter test before anyone quotes slab work

On these graded hillside pads a damp uphill wall is frequently a silted subdrain rather than a pipe. Fifteen minutes at the meter has saved Mission Viejo homeowners the cost of exploratory concrete work more than once.

  • The repipe conversation, honestly

We do not do plumbing. On a third leak in a 1970s home we will say plainly that continuing to spot-repair costs more than repiping once, because the restoration bill recurs every time.

  • HOA and common-area work is routine here

Lake Mission Viejo association structures, shared irrigation and common-area plumbing. We handle certificates, equipment approval and separate scopes where a loss crosses a boundary.

Local Questions

Mission Viejo water damage FAQs

Questions we get specifically from this area. For anything else, call (201) 277-9344.

Why does my Mission Viejo neighborhood keep getting slab leaks?

Because the whole tract was built at once with the same materials. Copper supply lines under a slab, installed in the same year by the same crews, exposed to the same hard water, fail on roughly the same curve. If two or three homes on your street have had slab leaks recently, yours is in the same window.

Water is coming through the base of my uphill wall. What is that?

Almost always slope drainage rather than plumbing. On a graded hillside pad, a clogged subdrain behind a retaining wall, a blocked terrace drain on the slope, or a broken irrigation line uphill will push water laterally into the wall from behind. Look for efflorescence — a chalky white mineral bloom — on the concrete or stucco as confirmation.

Who pays when a leak involves HOA common area in Mission Viejo?

It depends on your association's CC&Rs and where the unit boundary is defined. Practically: notify the HOA and your own carrier in writing the same day, start mitigation immediately rather than waiting for a determination, and photograph the origin if you can access it. Waiting while responsibility gets sorted out is how a dry-out becomes a mold remediation.

Three homes on my Mission Viejo street have had slab leaks. Should I worry?

It is a genuine signal rather than coincidence. Those homes were built in the same year by the same crews with the same copper, and they are fed by the same hard water, so they sit on the same failure curve. It does not mean yours leaks tomorrow, but it does mean you should know the warning signs: a warm floor spot, an unexplained water bill increase, and running-water sounds with every fixture off.

“Our water heater went at 4 a.m. and the garage was under an inch of water. A real person answered, told me exactly which valve to close, and a crew was here before 5. They stopped it reaching the hallway.”
