Five questions worth asking before you sign
These apply to us as much as to anyone else. If a company cannot answer them cleanly, keep looking.

Can I see your daily moisture log at the end?
If they cannot produce one, they were not measuring — they were guessing, and you have no proof the structure is dry. This is the single most revealing question you can ask.

Are you IICRC certified, and in what?
Water Damage Restoration Technician and Applied Structural Drying are the relevant credentials. Mold remediation follows a separate standard, S520.

Do you handle the rebuild, or hand me off?
A handoff means two contracts, two schedules and two scopes for your adjuster to reconcile — plus each contractor pointing at the other when something falls between them.

Who does the post-remediation verification on mold work?
It should be an independent industrial hygienist, not the company doing the removal. A contractor who tests, sells and then clears its own work has an obvious conflict.

What is your written scope, and when do I get it?
Before any demolition. And it should be split into mitigation and rebuild as separate documents, because that is how adjusters review them.

What is your real arrival window right now?
Not the marketing number — the actual one, today, given where their crews are. An honest answer here tells you more than any badge on a website.
Checkable Proof
What you actually get to keep at the end of a job
A rating asks you to trust a stranger. These are documents you hold, can read, and can hand to an adjuster or another contractor. We would rather be judged on them.
The daily moisture log
Readings at the same marked points, dated, from the first visit until materials reach dry standard against an unaffected reference area in the same building. It is the only document that proves a structure was actually dried rather than declared dry.
The photo and video record
Wide shots of every affected room before anything is touched, close-ups of the source and each wet material, and matched positions at the finish. Taken at the assessment because it cannot be recreated afterwards.
The written line-item scope
Split into mitigation and rebuild, produced after the assessment and before any demolition. You are free to take it to another contractor — it is written to be read by an adjuster, which means it is readable by anyone.
Equipment records and the dry-standard endpoint
What was placed, where, for how many days, and the readings that justified removing it. This is the part carriers scrutinise and the part homeowners never get offered.
Honest Limits
Where we are not the right call
A page about proof is worth very little if it only lists strengths. These are the jobs we turn down or refer out, and the reasons are the same ones we would give you on the phone.
A small urgent job at the edge of our radius
For one wet bedroom in Long Beach or Buena Park, a company based there will be on site far sooner, and response time matters more than anything else in this trade. We say so rather than taking the booking.
Plumbing repair
We do not repair pipes, and that is deliberate. It means a repipe recommendation from us costs us nothing to make, and it means we have no reason to find a plumbing problem that is not there.
Clearing our own mold work
Post-remediation verification should come from an independent industrial hygienist. A contractor who tests, interprets and then sells the remediation has a conflict, and we will refer you out rather than mark our own homework.
Historic adobe and conservation work
Wet adobe degrades structurally and cracks if dried aggressively. On genuine earthen construction in San Juan Capistrano or Old Town Tustin we will tell you it needs a conservation-informed plan rather than standard restoration methods.

Yes. Call us and ask for references in your neighborhood — we keep them by area and we will hand them over. That is genuinely more useful than a number on a page, because a reference two streets away has the same housing stock, the same build era and frequently the same failure you are looking at.

Ask for proof of general liability and workers' compensation cover. Then ask to see a moisture log from a completed job, which is the question that separates measurement from guesswork.
What should I do if I am unhappy with work already in progress?
Ask for the readings. A drying job that is not progressing shows up as a moisture log that flattens for two days, and the causes are specific: undersized equipment for the space, a closed cavity that cannot dry, or an undiscovered source still feeding it. Raising the log rather than the feeling gets a technical answer, and it works with any company, not only ours.
