A sewage backup is the one water loss where the health risk outweighs the property damage. Raw wastewater carries E. coli, salmonella, hepatitis A, giardia and a long list of other pathogens, and it aerosolizes — meaning the contamination is not confined to the floor you can see it on.

This is Category 3 work under the IICRC S500 standard and it has non-negotiable requirements: full containment, negative air pressure, HEPA filtration, proper personal protective equipment, removal and disposal of every porous material that made contact, and antimicrobial treatment of everything that stays.

If you are looking at sewage on your floor right now: keep everyone out of the area including pets, do not run any water anywhere in the house, do not run the HVAC, and call (201) 277-9344. Do not attempt to clean it yourself with household products.

Know the Signs

Signs You Have a Sewage Problem, Not Just a Clog

A single slow drain is a plumbing call. These signs mean the main line is involved and wastewater is coming back into the building.

  • Water coming up through a shower or tub drain

The lowest fixture in the house backs up first. If wastewater is surfacing in a ground-floor shower, the main line is blocked downstream, not the fixture.

  • Toilet bubbles when the washer drains

Air being pushed back through the trap means the line is restricted and the system is finding another route.

  • Multiple fixtures backing up at once

One fixture is local. Two or more on different branches points at the main.

  • Sewer odor indoors with no visible water

Gas escaping a dry trap, a cracked line under the slab, or a backup that has already occurred inside a wall or crawl space.

  • Gurgling drains after heavy rain

Infiltration into an aging lateral. Common in older Orange County neighborhoods with clay pipe and mature street trees.

  • A soft, sunken or persistently damp spot in the yard

A failed sewer lateral leaking into the soil. It smells before it surfaces.

Our Process

Category 3 Sewage Cleanup, Step by Step

There are no shortcuts in this protocol. Every step exists to keep contamination from leaving the affected area.

  1. 1

    On arrival

    Isolate and protect

The affected zone is sealed with poly containment and put under negative air pressure so contaminated air cannot migrate into clean rooms. HVAC is shut down. Technicians go in wearing full PPE — suits, gloves, boot covers and respiratory protection.

  2. 2

    First hour

    Extract the waste

Dedicated extraction equipment removes liquid and solids to a sealed holding tank. Nothing goes into your household plumbing or storm drain.

  3. 3

    Hours 1–4

    Remove porous materials

Carpet, pad, drywall to a line above the contamination, insulation, particleboard cabinet bases and any absorbent contents are removed, bagged and disposed of under the applicable waste rules. This is not a judgment call — under S500 these materials cannot be reliably decontaminated.

  4. 4

    Day 1

    Clean and disinfect in stages

Gross cleaning first, then detailed cleaning of every remaining surface, then application of an EPA-registered antimicrobial to framing, slab, subfloor and remaining assemblies. Cleaning before disinfecting is the part amateurs skip, and disinfectant applied over soil does not work.

  5. 5

    Days 1–4

    Dry and scrub the air

Air movers and dehumidifiers dry the structure while HEPA air scrubbers run continuously inside containment, exchanging the air in the space several times per hour.

  6. 6

    Days 2–5

    Odor control at the source

Sewage odor lives in the porous material that absorbed it. Once that material is gone and surfaces are sealed where needed, the smell goes with it. We use hydroxyl or ozone treatment only as a finishing step, never as a substitute for removal.

  7. 7

    After clearance

    Rebuild

Insulation, drywall, texture, paint, base, flooring and cabinetry restored to pre-loss condition.

Why Sewage Backups Happen in Orange County Homes

The most common cause we see is root intrusion. Orange County's older neighborhoods — Old Towne Orange, downtown Santa Ana, Old Town Tustin, parts of Costa Mesa and Fullerton — still have clay or cast-iron sewer laterals under mature street trees. Roots find the joints, grow into the line, and catch everything that passes until the line closes.

Irvine's housing stock is newer and mostly ABS or PVC, which roots cannot penetrate the same way. Here the backups tend to be different: bellied lines from soil settlement, grease accumulation in multi-unit buildings, wipes and hygiene products in rental and student-adjacent housing near UCI, and shared laterals in attached condo communities where one unit's blockage becomes four units' backup.

Commercial buildings around the Irvine Business Complex and the Spectrum have their own version — floor drains and grease interceptors in restaurant spaces, and long horizontal runs in single-story office and light-industrial buildings that silt up over years.

  • Root intrusion

Clay and cast-iron laterals in older adjacent cities. Recurring backups that clear temporarily after snaking.

  • Flushable wipes

They are not flushable. They are the single most common cause of residential main-line blockage we encounter.

  • Grease

Cooking oil poured down a drain cools and coats the pipe wall. Cumulative and eventually total.

  • Shared laterals in condos

One blockage backs up into whichever unit sits lowest — usually not the unit that caused it.

  • Line collapse or belly

Soil movement over decades creates a low spot that holds solids. Requires camera inspection to confirm.

What Not to Do With a Sewage Backup

The instinct to grab a mop and a jug of bleach is understandable and it makes the situation worse in three specific ways. It aerosolizes pathogens into air you are breathing without a respirator. It spreads contamination across a wider area on the mop head. And bleach applied over organic soil is largely neutralized before it disinfects anything, so you get the smell of having cleaned without the result.

The other common mistake is running water. Every flush, every sink, every load of laundry adds volume to a line that is already backing up. Until the blockage is cleared, the house should be on a full water hold.

  • Do not run any water

No flushing, no sinks, no dishwasher, no laundry until the line is confirmed clear.

  • Do not run the HVAC

It will pull contaminated air through the return and distribute it to every room in the house.

  • Do not use a household vacuum

A shop vac without HEPA filtration exhausts pathogens straight back into the room.

  • Do not let children or pets near it

Ingestion risk is real and the exposure dose needed to make someone sick is small.

  • Do not throw anything away yet

Photograph and set contaminated contents aside for documentation before disposal.

What You Get

What sewage cleanup includes

No vague scopes. This is what is actually on the invoice and what you receive at the end of the job.

  • Containment and negative air before anyone enters

The affected zone sealed in poly with a zippered entry and put under negative pressure, HVAC shut down and registers sealed, so contaminated air cannot migrate into clean rooms.

  • Extraction to a sealed holding tank

Liquid and solids removed with dedicated equipment. Nothing goes into your household plumbing or a storm drain.

  • Removal and regulated disposal of porous materials

Carpet, pad, drywall above the contamination line, insulation, particleboard cabinet bases and absorbent contents, bagged inside containment and disposed of under the applicable waste rules.

  • Cleaning first, then disinfection

Gross cleaning, then detailed cleaning of every remaining surface, then an EPA-registered antimicrobial on framing, slab and subfloor. Disinfectant applied over soil does not work.

  • HEPA scrubbing throughout the job

Air scrubbers running inside containment for the duration and for a period afterward, exchanging the air several times an hour.

  • Odour eliminated at the source

The smell lives in the porous material that absorbed the waste. Once that is gone and framing is sealed where needed, the smell goes with it. Ozone or hydroxyl is a finishing step, never a substitute.

Why Water Damage Irvine

Why Irvine calls us for sewage cleanup

Plenty of companies list this service. These are the things that actually change the outcome on this particular kind of job.

  • We treat it as a health job, not a property job

Raw wastewater carries E. coli, salmonella, hepatitis A and giardia, and it aerosolises. That is why the protocol looks the way it does and why none of it is optional.

  • We will tell you to stop using water

Every flush and every load of laundry adds volume to a line that already cannot carry it. The full water hold is the single most useful instruction on the first call and most people have not been told it.

  • Overnight capability for commercial kitchens

Restaurant backups have to be cleared, disinfected and dried before the prep crew arrives and before an inspector does. We work the hours that requires.

  • We check your endorsement with you

Sewer and drain backup is not standard California coverage. We will point you to the exact phrase on your declarations page so you know where you stand before the scope lands.

Honest Pricing

What Sewage Cleanup Costs

Category 3 cleanup runs at the top of the mitigation scale — commonly around $7.00 to $8.50 per affected square foot — because the protocol requires containment, negative air, HEPA equipment, PPE, regulated disposal and mandatory removal of porous materials. A single bathroom backup caught quickly is often a low-four-figure job. Sewage across a hallway, bedroom and closet with carpet involved runs several times that.

Coverage is genuinely mixed. Many California homeowners policies exclude sewer and drain backup unless you carry a specific water backup endorsement, which is usually inexpensive and commonly capped at $5,000 to $25,000. Check your declarations page for 'water backup of sewers or drains' — it is worth knowing before you need it.

  • Affected square footage

Contamination spreads further than the visible water, and the whole contaminated footprint gets the full protocol.

  • Porous material volume

A tiled bathroom is a fraction of the cost of a carpeted bedroom, because in one case almost everything stays and in the other almost nothing does.

  • Containment complexity

An open-plan great room needs far more poly, framing and negative air capacity than a closed hallway bath.

  • Disposal

Contaminated materials are handled and disposed of under specific rules, which costs more than a standard debris haul.

  • Odor remediation

Sealing framing and treating residual odor adds a step, particularly where sewage sat long enough to soak into wood.

  • Plumbing repair

Our scope is the cleanup. Clearing or replacing the failed line is a separate plumbing cost, and we will coordinate it if you want us to.

A note on estimates: We do not cut corners on Category 3 to hit a lower number. If a company quotes you a sewage job at clean-water pricing, they are planning to skip containment or leave porous material in place, and you will be dealing with it again in a month.

Questions

Sewage Cleanup — Frequently Asked

Is sewage cleanup covered by insurance?

Only if your policy includes a water backup of sewers or drains endorsement. It is not part of standard California homeowners coverage. Most carriers offer it for a modest annual premium with a coverage cap. Check your declarations page now rather than after a backup — adding it takes minutes and cannot be done retroactively.

Can I clean up a small sewage spill myself?

We strongly advise against it. Even a small backup carries pathogens that aerosolize during cleaning, and household bleach applied over organic soil is largely ineffective. If it is confined to a hard-surface bathroom floor and you insist, wear a fitted N95 or better, gloves and eye protection, clean before you disinfect, and dispose of everything you used. Anything touching carpet, drywall or cabinetry needs professional handling.

How long before we can use the room again?

The area stays under containment until cleaning, disinfection and drying are complete — typically two to four days for a residential backup. You get the space back at that point; any rebuild of drywall, flooring or cabinetry follows and is scheduled around you.

Will the smell go away?

Yes, when the source is removed. Sewage odor comes from porous material that absorbed the waste, so removing that material is what removes the smell. Sealing exposed framing handles anything residual. If a company proposes to fog or ozone your house without removing contaminated material first, they are masking it, not fixing it.

How long does the smell take to go away after a sewage cleanup?

It goes when the source material does. Sewage odour lives in the porous materials that absorbed the waste, so once those are removed, surfaces are cleaned and any remaining framing is sealed, the smell resolves within the job rather than lingering for weeks. If it comes back, something porous was left in place. That is the test.
