The City of Orange is about twenty-two minutes north on the 55. It has something no other city in our service area does: Old Towne Orange, the largest National Register historic district in California, centered on the plaza at Chapman and Glassell.
Roughly 1,300 structures in that district date from the 1880s through the 1940s. Working on them is a different discipline from working on tract housing, and getting it wrong destroys value that cannot be recreated.
Outside Old Towne, Orange is mostly 1950s through 1970s tract housing, plus the medical district around UCI Medical Center and the Chapman University area with its concentration of student rentals.
We reach Orange via north on the 55 to Chapman or Katella.

Historic Materials and Century-Old Infrastructure
Old Towne's building stock predates modern plumbing materials entirely. Original galvanized steel supply lines corrode from the inside, narrowing until the wall thins through and perforates — which is why pressure declines for years before anything leaks. Cast iron drain lines crack and separate at joints. And the clay sewer laterals under Old Towne's magnificent mature street trees are chronically root-invaded.
The interior materials are equally distinct. Lath and plaster rather than drywall, original hardwood, single-pane wood windows, and in many homes original millwork that is irreplaceable. Plaster is dense and dries slowly — it needs low-grain refrigerant or desiccant dehumidification and typically five to seven days rather than two to four. But it is worth the extra days, because removing original plaster from a contributing structure in a National Register district is a decision you cannot undo.
The Chapman University area brings a different problem entirely: student rental housing where losses are discovered late, reported through property managers, and frequently involve multiple occupants who each assume someone else called.
Galvanized supply and cast iron drains
Internal corrosion and cracked drain joints. Declining pressure over years is the leading indicator.
Clay laterals under mature street trees
Chronic root intrusion. Snaking clears it temporarily; lining or replacement is the permanent fix.
Historic materials and design review
Lath and plaster, original hardwood and millwork. Exterior work in the district may require review, which affects rebuild timelines.

Working in Old Towne Orange
Our default in the historic district is to save materials rather than remove them. Plaster gets dried, not demolished. Original hardwood gets floor-drying mats pulling moisture from below rather than being pulled up. Millwork gets protected and dried in place. It takes longer and costs more in equipment days, and on a contributing structure it is not a close call.
Access is a practical constraint. Narrow driveways, detached garages set back from the street, and alley access on many lots limit where a truck can stage. We frequently work these jobs with portable extraction rather than truck-mounted for that reason.

From a job in Orange
Saving plaster on a 1912 bungalow
A failed galvanized supply line inside a wall of a 1912 Old Towne bungalow soaked lath and plaster across two rooms. The homeowner had been told by another contractor that plaster always has to come out. It does not. We opened the base, ran a desiccant dehumidifier and injectidry cavity drying for six days, and the plaster keying held. The rooms look exactly as they did, which on a house in that district is the entire point.

Why Orange property owners call us
Not a list of badges. These are the things that actually change the outcome on a job in this particular area.
Preservation first in Old Towne
California's largest National Register historic district. Plaster gets dried in place with desiccant equipment, original hardwood gets floor mats from below, and millwork is protected and dried where it stands.
We plan for the district's access reality
Narrow driveways, detached garages set back from the street and alley access on many lots mean we frequently work with portable extraction rather than truck-mounted. We ask before we leave.
Clay laterals and root intrusion are the recurring story
Snaking clears roots temporarily and they regrow. A camera inspection shows the entry joints, and lining or replacement is the fix. We handle the cleanup side and coordinate the inspection.
Design review is in the schedule, not a surprise
Exterior work in the district may need review. We account for it up front rather than discovering it partway through a rebuild.

Orange water damage FAQs
Questions we get specifically from this area. For anything else, call (201) 277-9344.
Can lath and plaster walls be dried, or do they have to come out?
They can almost always be dried, and on a historic home they should be. Plaster is denser than drywall so it needs low-grain refrigerant or desiccant dehumidification and typically five to seven days rather than two to four. Removing original plaster from a contributing structure in the Old Towne district is irreversible — treat it as a last resort.
My Old Towne home keeps getting sewer backups. Why?
Almost certainly root intrusion into a clay lateral. Old Towne's street trees are magnificent and their roots find the joints in century-old clay pipe. Snaking clears them and they regrow within months. A camera inspection will show you the entry points, and lining or replacing the lateral is the permanent fix.
Do you handle repairs on historic properties?
Yes, and our default is to preserve rather than replace. Plaster dried in place, original hardwood dried from below with floor mats, millwork protected and dried rather than removed. Exterior work in the district may be subject to design review, which we account for in the schedule rather than discovering partway through.
Will drying my Old Towne Orange plaster ceiling crack it?
Not with the right equipment and pace. Plaster is denser than drywall so it needs low-grain refrigerant or desiccant dehumidification and typically five to seven days rather than two to four. What cracks plaster is aggressive airflow trying to force a two-day timeline on a material that will not take one. Done properly the keying holds and the ceiling stays exactly as it was.

What customers say
Read verified customer reviews on our Google Business Profile.
“Our water heater went at 4 a.m. and the garage was under an inch of water. A real person answered, told me exactly which valve to close, and a crew was here before 5. They stopped it reaching the hallway.”
Water Heater Leak Cleanup
“We had a warm patch on the kitchen floor for weeks and assumed it was nothing. They found the slab leak in about twenty minutes without opening a single tile, and the report went straight to our adjuster.”
Slab Leak Detection
“Another company told us the whole plaster ceiling had to come out. These guys dried it in place over six days and the room looks exactly like it did. On a 1912 house that matters.”
