A tank water heater holds forty to eighty gallons and it does not leak politely at the end of its life. The bottom corrodes through and the entire contents end up on your garage slab, usually while the household is at work or asleep, and usually with the supply still feeding it.
In Irvine that means the garage — where the heater sits, along with the washer and dryer in most floor plans and whatever the family stores in cardboard on the floor. Because the garage slab typically sits slightly below the interior finished floor, water then finds the threshold and moves into the hallway or the room behind it.
We handle the whole cleanup: extraction, drying the fire-rated garage drywall that holds moisture at its base, mold prevention, and the interior work if the water made it past the door.

Know the Signs
Warning Signs Your Water Heater Is About to Fail
Tanks give notice. Almost every catastrophic failure we respond to was preceded by at least one of these.
Rust-colored water from hot taps
The glass lining inside the tank has failed and the steel is corroding. Once the tank is rusting from inside, replacement is the only fix.
A puddle or rust ring around the base
Even a small intermittent weep at the bottom means the tank wall is compromised. This is the last warning before it opens up.
Rumbling, popping or banging during heating
Sediment on the tank floor causing steam pockets. Hard Orange County water accelerates sediment buildup dramatically.
The unit is more than ten years old
Typical service life is eight to twelve years, and hard water pushes it toward the short end. Check the serial number — most manufacturers encode the date in it.
Water dripping from the T&P relief valve
Either excessive pressure or a failed valve. Both are safety issues, not nuisances.
Corrosion at the fittings or the flue
Visible rust at connections means moisture has been present repeatedly.
Hot water that runs out faster than it used to
Sediment is occupying volume that used to be water. It also insulates the burner from the water, which stresses the tank.
Our Process
Our Water Heater Leak Response
Two things have to happen fast: stop the supply, and get the water off the slab before it crosses the threshold.
- 1
Immediately
Shut off water and fuel
Close the cold-water supply valve on top of the heater. Turn a gas unit's control to OFF, or switch an electric unit off at the breaker — an electric element firing in a drained tank will burn out and can be a fire risk. Call us while you do it.
- 2
Within 60 minutes
Arrive, assess and extract
Moisture mapping first, because garage water rarely stays in the garage. Truck-mounted extraction and submersible pumps clear the slab, then we work the threshold and any interior spread.
- 3
Hour 1–3
Contents triage
Cardboard boxes on a garage floor wick and collapse. We separate what can dry from what has to go, and photograph everything for your contents claim before disposal.
- 4
Day 1
Open and dry the garage drywall
Garage walls in Irvine are typically fire-rated Type X drywall, which is denser and slower to dry than standard board. We remove base and make low cavity vents so the bottom of the wall can actually dry rather than sitting damp behind paint.
- 5
Days 1–4
Structural drying
Air movers and dehumidifiers on the slab and wall assemblies, with daily documented readings. Garages are big volumes with poor sealing, so dehumidification gets sized generously and the door stays closed.
- 6
Coordinated
Replacement and code compliance
We coordinate a licensed plumber for the new unit. Replacement in California requires proper seismic strapping, a code-compliant drain pan and expansion tank where applicable, and permitting in most jurisdictions.
- 7
Final
Rebuild
Drywall, texture, paint, base, and any interior flooring or trim affected where water crossed into the house.

Water Heater Leaks in action
What this work actually looks like in an Irvine property.

California's Water Heater Strapping Law
California Health and Safety Code section 19211 requires water heaters to be braced, anchored or strapped to resist horizontal displacement from earthquake motion. It applies to new installations and to replacements, and sellers are required to certify compliance on transfer of a property.
The practical standard is two straps — one in the upper third of the tank and one in the lower third, with the lower one at least four inches above the controls — anchored into structure, not into drywall. A great many older Irvine garages have one strap, a loose strap, or a strap screwed into gypsum board, none of which will hold a full eighty-gallon tank through significant shaking.
This matters for water damage because an unrestrained tank that tips shears its supply connections and its gas line simultaneously. You get a full flood plus a gas leak, in the room where your electrical panel usually lives. Checking your straps takes two minutes and it is the highest-value two minutes of home maintenance available to an Orange County homeowner.
Two straps, not one
Upper third and lower third of the tank. The lower strap sits at least four inches above the controls.
Anchored to structure
Into studs or masonry, not into drywall. A lag screw in gypsum is decorative.
Flexible connectors
Flexible water and gas connectors allow movement without shearing. Rigid galvanized nipples are what snap.
A drain pan with a routed drain
A pan piped to an approved discharge point turns a catastrophic garage flood into a puddle by a drain.

Why Orange County Water Kills Water Heaters Early
Manufacturers rate tank water heaters for eight to twelve years. In Orange County the real-world number skews toward the low end, and the reason is water chemistry.
Our supply is hard — high in dissolved calcium and magnesium. When that water is heated, those minerals precipitate out and settle on the tank floor as sediment. The sediment layer insulates the steel from the water above it, so the burner has to run hotter and longer to reach temperature. That thermal stress, combined with the corrosive conditions under the sediment, attacks the glass lining and eventually the steel underneath.
The sacrificial anode rod is the defense — a magnesium or aluminum rod that corrodes preferentially so the tank does not. In hard water it depletes faster, and virtually nobody checks it. A replacement anode is inexpensive and an annual tank flush is a thirty-minute job; between them they routinely add years of life to a heater.
Flush the tank annually
Drains the sediment layer. Most impactful maintenance item, and easy to do yourself.
Check the anode rod every three to four years
Replace when substantially consumed. Cheap part, direct extension of tank life.
Consider a whole-house softener or conditioner
Protects the heater, the fixtures and the supply piping across the whole house.
Replace proactively at ten years
A planned replacement is a fraction of the cost of an unplanned flood plus a replacement.
What You Get
What water heater leaks includes
No vague scopes. This is what is actually on the invoice and what you receive at the end of the job.
Supply and fuel isolated in the right order
Cold inlet valve closed first, then gas control to off or the breaker switched, because an electric element firing in a drained tank burns out and can be a fire risk.
Extraction from the slab and past the threshold
Garage slabs sit slightly below the interior floor, so we map and extract the interior spread as well rather than stopping at the garage door.
Contents triage with photographs
Cardboard on a garage floor wicks and collapses within the hour. Everything unsalvageable is photographed and inventoried before it leaves for your contents claim.
Fire-rated garage drywall opened and vented
Type X board is dense and slow and frequently will not dry from the room side. Base removed, low cavity vents cut, air moved through the assembly rather than across its face.
The sill plate and framing dried, not just the floor
The bottom of the wall sat in the water. A garage that looks dry on the surface at day two is regularly still holding moisture at the base at day four.
Replacement coordinated to current code
Licensed plumbing for the new unit, including seismic strapping, a code-compliant drain pan, an expansion tank where applicable and permitting.
Why Water Damage Irvine
Why Irvine calls us for water heater leaks
Plenty of companies list this service. These are the things that actually change the outcome on this particular kind of job.
We know why heaters die early in this market
Hard Orange County water precipitates minerals onto the tank floor, that sediment insulates the burner from the water, and the thermal stress attacks the glass lining. Eight to twelve years becomes eight.
We check the strapping while we are there
California Health and Safety Code section 19211 requires two straps anchored into structure. A great many older Irvine garages have one, or a lag screw into drywall, which is decorative.
Keep the old tank until the adjuster sees it
The corrosion pattern on the tank is what demonstrates a sudden failure rather than a leak someone ignored for months. That distinction decides coverage.
We will tell you to replace at ten years
A planned swap costs a fraction of an unplanned flood plus a swap, and it lets you add a drain pan and a leak sensor at the same time.
Honest Pricing
What Water Heater Leak Cleanup Costs
A garage-only water heater failure caught quickly is one of the more contained losses we handle — commonly low four figures for extraction and drying, because a garage slab with painted drywall walls dries relatively well once the base is opened.
The number climbs when water crossed into the house. Once carpet, pad, interior drywall and cabinetry are involved, you are into a normal interior mitigation plus rebuild, at roughly $3.00 to $7.50 per affected square foot for mitigation and $20 to $37 per square foot for finished-space repair.
Whether water stayed in the garage
The single biggest fork. Garage-contained losses are dramatically cheaper than losses that reached finished interior space.
Volume and how long it ran
A tank that emptied and kept refilling from the supply for hours delivers far more than its eighty-gallon capacity.
Fire-rated drywall
Type X garage board is dense and slow to dry, which usually means more equipment days than an equivalent interior wall.
Contents loss
Stored cardboard, particleboard shelving, mattresses and seasonal items on a garage floor are frequently unsalvageable.
Appliance involvement
Washers, dryers and freezers sitting in standing water need evaluation before being returned to service.
The replacement heater
A separate plumbing cost, including code-required strapping, pan, expansion tank where applicable, and permit.
A note on estimates: Homeowners policies typically cover the resulting water damage but not the failed water heater itself. Keep the old unit until the adjuster has seen it — the corrosion pattern is what demonstrates sudden failure rather than long-term neglect.

Questions
Water Heater Leaks — Frequently Asked
My water heater is leaking. What do I do first?
Close the cold-water supply valve on top of the unit. Then kill the energy source: turn a gas control to OFF, or switch an electric heater off at the breaker — an element firing in a drained tank can burn out and create a fire risk. Then move anything you can off the wet floor and call us. Do not try to relight or restart a unit that has been leaking.
How long do water heaters last in Orange County?
Eight to twelve years is the general range, and hard local water pushes most units toward the low end. If yours is past ten, replace it on your schedule rather than waiting for it to pick one. A planned replacement costs a fraction of an unplanned flood plus a replacement.
Does insurance cover water heater damage?
The resulting water damage is usually covered as sudden and accidental. The heater itself usually is not — most policies exclude the failed appliance while covering what it damaged. Keep the old tank until the adjuster inspects it; the corrosion pattern helps establish that the failure was sudden rather than a long-neglected leak.
Is water heater strapping actually required in California?
Yes. Health and Safety Code section 19211 requires water heaters to be braced, anchored or strapped against earthquake displacement, and sellers must certify compliance when a property transfers. The standard is two straps anchored into structure — upper third and lower third of the tank. Many older Irvine garages do not meet it, and it takes two minutes to check.
Is it worth adding a drain pan when the water heater is replaced?
Yes, and it is the cheapest insurance in the garage. A pan piped to an approved discharge point turns a catastrophic flood into a puddle beside a drain. It costs very little on top of a replacement you are already paying for, and almost no older installation in Irvine has one. Add a leak sensor in the pan at the same time and you will know within a minute rather than when you next open the garage.

“Our water heater went at 4 a.m. and the garage was under an inch of water. A real person answered, told me exactly which valve to close, and a crew was here before 5. They stopped it reaching the hallway.”
Water Heater Leak Cleanup
“We had a warm patch on the kitchen floor for weeks and assumed it was nothing. They found the slab leak in about twenty minutes without opening a single tile, and the report went straight to our adjuster.”
Slab Leak Detection
“Another company told us the whole plaster ceiling had to come out. These guys dried it in place over six days and the room looks exactly like it did. On a 1912 house that matters.”
