Short answer

Insurance generally pays to access the leak and repair the resulting water damage, but not to replace the failed pipe itself. That split is why choosing between a spot repair and a repipe is a homeowner decision rather than a coverage one — and why the second leak in a pre-1990 Irvine home is where a repipe starts winning.

The Three Options

A reroute abandons the failed run under the slab and runs new pipe overhead through the attic and down inside the walls. It costs more and requires drywall repair at each drop, but that run is permanently out from under the concrete.

A full repipe replaces the entire supply system, usually in PEX, run overhead. It is the largest up-front number and it ends the problem for the life of the house.

The Cost Everyone Forgets

When people compare a spot repair against a repipe, they compare plumbing invoice to plumbing invoice. That comparison is misleading, because it omits the largest number.

Every slab leak also generates a restoration cost. Detection. Extraction. Five to seven days of slab drying with desiccant equipment because concrete is the slowest material we dry. Then concrete patching, flooring, base, drywall and paint. That restoration cost frequently exceeds the plumbing repair, and it recurs with every leak.

So the real arithmetic is: spot repair plus restoration, times the number of leaks you expect. Against: repipe plus one restoration, once.

Why the Second Leak Is the Signal

Copper does not fail randomly. It fails where the combination of water chemistry, soil chemistry and flow velocity has been working on it for decades — and those conditions are essentially uniform across an entire run of pipe in a single house.

Epoxy pipe lining is marketed heavily to homeowners facing this decision. It involves coating the inside of existing pipe rather than replacing it.

We will tell you to ask hard questions before choosing it under a slab: what exactly is warranted, for how long, by whom, and what happens if a section fails after the lining is in place — because accessing a lined pipe under concrete is not simpler than accessing an unlined one.

How to Decide

First leak, home built after 1990, no other history: spot repair. Straightforward.

First leak, home built before 1990: spot repair is reasonable, but get an honest assessment of the overall system condition while the plumber is there and start planning.

Second leak, any age: seriously consider a reroute of that line at minimum.

Second or third leak in a pre-1990 home: repipe. The conditions apply to every foot of pipe under your slab, more leaks are coming, and each one brings its own restoration bill.

If you are selling within a couple of years, the calculus changes — but disclosure obligations in California mean a history of slab leaks follows the property regardless.

The cost everyone forgets when comparing the two

People compare a spot repair quote against a repipe quote and conclude the repair is a fifth of the price. That comparison leaves out the part we actually see. Each slab leak brings its own access cost — opening concrete, then patching it — plus its own drying, its own affected footprint, and its own rebuild: flooring that has to come up and cannot always be matched, baseboard, paint, sometimes cabinetry. The plumbing invoice is frequently the smallest line on the job.

It also leaves out disruption. A repipe is a planned event with a known end date, usually a few days, with walls opened deliberately at chosen points. A sequence of slab leaks is unplanned, arrives at inconvenient times, and opens the floor wherever the pipe happened to fail.

Where we land, honestly: a first leak in an otherwise healthy system is reasonably handled with a spot repair. A second leak in a home built before about 1990 means the conditions that caused the first — decades of hard water inside the pipe and alkaline soil outside it — apply to every foot of copper in that slab.   • Get the leak located before you get quotes

  • Ask what epoxy lining does and does not cover

    It can be a legitimate option in some systems and is not a fit for every one. Ask about warranty terms, what happens at fittings, and how a future repair would be made.
